Building Services

The 50 Pitt St Management Team is responsible for all aspects of the building’s operations and services. The Management Team is committed to providing tenants with high standards of office accommodation and services to ensure the comfort of all occupants and suitability of services.

A typical floor plate is 600m² to 700m²

Lifts
50 Pitt St is serviced by four (4) lifts providing access to all office levels and car park basement levels, located centrally within the core area of the building’s floor space.

Outside of normal business hours, access to floors can only be gained by the use of a programmed access card. Tenants with particular security needs may arrange to secure their floor at times independent of normal building hours.

Passenger Only Lifts
There are 4 x 20-person passenger lifts servicing all levels including car parks, lobby and to level 15. Load rated to 1,350kg and run at a minimum speed of 3.5m/s.

Goods Lift

One of the lifts is enabled as a goods lift to be utilised during fit-outs, heavy load transportation and deliveries. The available capacity of this lift is 1,350 kg and serves all floors. Internal height of goods lift can be adjusted to 3.4m by taking out the removable ceiling.

Incoming Power Supply
The building is fed from a 1600 amp supply to the main switchboard from the substation on site. Each floor is provided with multi-pole tenant distribution board suitable for connection to tenant’s lighting and power sub circuits. The tenant’s distribution board will be metered via Energy Australia meters located on each floor. There is one tenant distribution board on each office floors which can be split into two tenancies per floor.

Standby Power
A diesel-operated generator provides standby power to the building. The following standby power shall be provided as a minimum:
50% power outlets to office areas
50% lighting to office areas, toilets and plant room
100% ventilation to all areas
100% security system including CCTV
25% lift services
100% essential fire and life safety services including essential plant and equipment associated with the operation of the condenser water loop
100% sewerage and sump pumps

Window and Ceiling Grid

The ceilings in 50 Pitt St are based on a 600 x 600 aluminium grid. Light fittings capable of occurring in any tile running the length of the building.

Lighting

Lighting control system – the lighting is controlled via a dedicated C-Bus lighting control system with local controls on each level. The system may be expanded by tenants to control items such as audio-visual systems, automatic blinds, perimeter dimming of lighting and tenant air conditioning.

Lighting has been designed to comply with the requirements of the BCA Part J6 and Green Star credits. A central switch panel is located on each floor for localised and override control of lighting. Maximum 100sqm artificial lighting switching zones to meet Green Star requirements.

Exit and emergency lighting is provided to AS2293 for open plan configuration. Each tenant is required to supplement the exit and emergency lighting to suit their fit-out requirements. All work must be in accordance with BCA and AS 2293. The exit and emergency lighting system is a centrally monitored system for maintenance.

Communications Block Cabling
Each floor is provided with an IDF connected to the MDF via Cat 3 telephone block cabling.

A communications cabling duct is provided through the building to facilitate the installation of data cabling to tenancies and between floors.

Air conditioning
The building system is designed to maintain 23°C in summer with set point automatically adjusted to 21.5°C in winter to reflect clothing changes. After-hours air conditioning available at all times and operated by a switch on each floor. The cost of running the after-hours air conditioning is charged to the tenant.

A supplementary tenant closed loop system is available with standby pumps, cooling towers and heat exchangers to ensure full capacity is available during maintenance or breakdown. This system is operational at all times.

The system is designed to minimise energy consumption with the latest environmentally efficient chilled beam air conditioning. 50 Pitt St has been recognised as an energy efficient building with low greenhouse emissions by its nominated 4 Star Australian Building Greenhouse Rating. As part of the air conditioning design, the building has been installed with carbon dioxide sensors. These sensors ensure fresh air is maintained at the required level on each floor.

The core operating hours for the air conditioning is 8.00am to 6.00pm on business days.

Air conditioning maintenance faults are to be reported via the website or to the Building Supervisor.

Water

Each tenancy is independently metered to monitor water consumption. All hand basins (fitted with water saving tapware) and all water using plant are fitted with individual water meters. There are 127 water meters throughout the building and tenants are charged on a pay-as-you-use system to encourage water saving.

Thermostatic mixing valves have been installed to all amenities to provide tempered water at the outlets in accordance with current code requirements. The provision of TMVs also reduces the demand for hot water, increasing the efficiency of the hot water system and reducing energy usage.

Cleaners

In order to utilise natural light, thus saving energy, tenancy cleaning is undertaken between 5am and 7am in the summer and between 6pm to 8pm during the winter months. Common area cleaning occurs between 6am and 10am by the building’s day cleaner.

Special request cleaning can be arranged via the website or the Building Supervisor. Major irregular cleaning, when required, will occur with advance notice to affected tenants and pedestrians. At all times, any disruptions are considered and the impact on tenants and pedestrians is aimed to be minimised.

Co-mingled and cardboard recycling is available.

Fire Services

50 Pitt St has a fire sprinkler system and fire hydrant and hose reel system in compliance with the current building regulations and Australian standards, which include:

An approved fire sprinkler system
Fire telephones installed on each floor
Fire stair pressurisation
Emergency evacuation warning system
Emergency lighting

The test water generated from the statutory testing of hydrants and fire sprinklers is now recycled back into the onsite hydrant storage tank. 260,600 litres of water is reused by this system each year.

Security and Access Control
A CCTV system covers all entrances and ground level lobbies. The perimeter alarm system contains reed switches to external doors. Proximity card reader access is provided in the lifts and for after-hours access to the building at external doors. Proximity card reader access is also provided in the fire stairs to allow access between floors via the stairs.

MATV System
There is a master antenna television system capable of receiving analogue and digital Australian television channels.

Parking
50 Pitt St provides secure covered car parking available to tenants and located on two levels within the basement (accessed via lift for each level).

The building offers 31 car bays including mixed permanent, casual, and bays for drivers with disabilities. Bays can be licensed by tenants and tenant’s staff on a monthly basis or long term. Vehicle entry to the car park is via Pitt Street and programming of the security access cards will be required to gain access. A turntable in the carpark allows vehicles to be turned without the driver having to reverse.

Approximately 30 secure bike racks are available in the car park. Cyclists can request that their security access card be programmed to open the bicycle storage room.

Toilets, lockers and change rooms have been provided for cyclists and are located on the basement 3 level. Access is by presentation of an appropriately programmed access card.

Loading bays are available by arrangement via the website or the Building Supervisor and have a 20 minute time limit.

Security

Trained contracted security guards provide random patrols of the building to ensure security to all perimeter areas, and common area patrols outside normal business hours.

50 Pitt St is equipped with a modern and sophisticated proximity based access control system and a closed circuit television network (CCTV). The building core security hours during business days are:
Ground Floor
Security off (all pedestrian entry points) 7:30 am
Security on (all pedestrian entry points) 6:00 pm

Car Park (roller doors)
Car Park access via the lifts has security on 24 hours / day – access to authorised programmed access card holders only. If you need to organise any function after business hours, please advise the Building Supervisor in order to make appropriate security access arrangements.
